All documents should be attested from Notary public.
Copies of allotment order, site plans, lease deed etc duly signed by the allotting authority is to be submitted duly attested and certificate stating that the lease deed, site plan and all such papers pertaining to the plot /land have been checked, verified by the allotting authority/lessor i.e KBCA/BOR/MEO/Societies.
The number of storey, compulsory open spaces, plot ratio to be adhered to according to the term of lease/allotment order of the plot in conformity with the bye-laws of Cantonment Board Faisal. Authenticated/attested copies of all documents to be furnished.
Drawing sheet should not be less than 20”x 30” on Ferro paper/ammonia prints and should also incorporate all the details provided in Bye-Laws of Cantt Board Faisal. The drawing should show plans, sections and elevation of every floor. The position, dimension and means of ventilation alongwith, height of the plinth and superstructure indicating overall height of the project to be stated.
Block plan of the site (as per bye-laws) showing the position of proposed building intended to be erected, the width and levels if any, the survey number or the numbers of the adjoining plot or plots to be enclosed duly signed.
Building plans must indicate the plot area, allowable area as per bye-laws/and term of lease etc. Total covered area, floor wise calculation of the area, number of flats/shops/offices etc, alongwith cardinal points to be clearly mentioned.
At least two cross sections from X and Y direction with indication of “clear head” in stair case with riser’s and tread’s dimensions and of building to be marked.
Calculation of car parking to be worked out and shown as per clause-23 of the Building Bye-laws-2008 of Cantt Board Faisal in a separate column to ascertain the factual parking area available at site.
Ramp & drive way must be shown on parking floor as per clause-23 of the Building Bye-laws-2008 of Cantt Board Faisal.
It must be ensured that no service line i.e. Gas installations, cut line reservation, road widening, T&T line, water conduct, railway reservation, sewerage lines etc are passing within or across the plot and NOC submitted and Traffic circulation /movement to be worked out separately.
To submit NOCs issued by the KESC, SSGC & KW&SB etc regarding availability of sufficient services.
All such plots pertaining to revenue authority /society should be duly endorsed by the society concerned as required under Society Act, 1925.
Photograph of the site alongwith the report of the surrounding duly endorsed.
Non encumbrance certificate to be enclosed.
All relevant NOCs regarding height of the building to be furnished where ever required i.e. CAA & PAF.
After approval of Building plans the concerned Architect of the lessee will submit certificate of different stages of construction (i.e. plinth level & roof level of each floor with photographs) and the same will be verified by the B.I/SDM/CO through ACE.
Copy of Search Certificate of the plot issued by the concerned Registrar.
Membership of ABAD is compulsory for approval of all type of commercial buildings.
Structure Engineer, Site Engineer and Architect who will supervise the commercial building/project should be enlisted with the office of the Cantt Board Faisal.
To publish a public notice in the leading newspapers highlighting detail of project with sketch /location plan alongwith survey nos/roads, prominent feature around the proposed project should be shown on the notices so that exact placement of the proposed project along with parameter of the plot should be clearly visible /defined.
Above mentioned all requirements should be followed in addition to building bye-laws-2008 of Faisal Cantt., further documents should also be attested by the Notary public
